Overview

The property manager will oversee all of our residential and commercial properties on a daily basis and be in charge of daily repairs, ongoing maintenance, security, and upkeep. They will also make sure that our properties are operated with outstanding customer service, maximum occupancy, and revenue growth.

Responsibilities

• Oversee day-to-day property operations, such as upkeep, repairs, and remodelling. • Oversee employees that work on-site, such as janitors, artisans, and maintenance technicians. • Verify adherence to company rules, legal requirements, and safety procedures. • To find and fix such problems, do routine property inspections. • Create and put into action leasing plans to maximise occupancy. • Oversee rental prices, agreements for lease renewals, and tenant retention. • Organise marketing initiatives, including as events, social media, and advertising. • Develop a rapport with both present and potential tenants. • Oversee property budgets, taking into account both capital and operating costs. • Together with the finance manager and supervisor, examine financial data to find areas where expenses can be cut and income can be increased. • Make sure that rent, accounts payable, and accounts receivable are collected on time. • Create and deliver monthly occupancy reports to the supervisor along with comments. • Compile each property's biannual tenant expenses. • Give renters outstanding customer service by swiftly addressing their complaints and resolving problems. • Encourage goodwill among tenants to guarantee high retention and satisfaction. • Organise communications, meetings, and events for tenants.

Requirements

• A master's or postgraduate degree in project management, business administration, real estate, or a related discipline to the department in question. • At least five to ten years of experience working as an assistant property manager or in a comparable position. • It is necessary to hold a Certified Associate in Project Management, Certified Property Manager (CPM), Accredited Residential Manager (ARM), or Project Management Professional (PMP) credential. • Outstanding verbal communication skills and the capacity to effectively and concisely deliver crucial information. • Experience managing properties for at least three years, ideally in both residential and commercial settings. • Demonstrated ability to boost customer happiness, revenue growth, and occupancy.
